Core Building Management Services

There are some building management services that all buildings need to have a high level of attention to detail, to ensure any potential risks to the Body Corporate are mitigated, the asset performance and value is enhanced, and that quality communities have the opportunity to flourish.

 

HEALTH & SAFETY

 

  • Monitoring and advising on site health and safety requirements to the Body Corporate. Proactively identifying, removing and minimising any potential hazards onsite.

  • Management of the buildings hazard register.

  • Overseeing all contractors undertaking works or maintenance within the building in relation to common areas and maintaining a register for all service persons and contractors engaged in the buildings associated work and maintenance in accordance with OSH requirements.


SECURITY
 

  • Monitoring and reporting any violations of security to the Body Corporate Secretary.

  • Co-ordinating with the Body Corporate Secretary any inventory of security keys, remotes and/or other security material as and when required.

  • Being available 24 hours for emergency/security call-outs to the property.

  • Direct management of the buildings security and access control systems.

  • Advising the Body Corporate Secretary of requirements to maintain and repair the security system.

  • Monitoring and operating security cameras.

  • Ensuring a high level of security is maintained and maintaining the security system and a key register of keys.


GENERAL MAINTENANCE
 

  • General maintenance and repair of the common property.

  • Ensuring a high standard of cleanliness for all common areas.

  • Maintaining clear access to all common areas including the monitoring of parking restrictions on common areas.

  • Inspection and maintenance of roof and plant areas.

  • Conducting maintenance items as they arise around the property or as may be directed by the Body Corporate Manager.

  • Engaging service or trades people to undertake maintenance work as directed by the Body Corporate committee.

  • Monitoring bulbs of all exterior lamps and interior lamps in common area, and keeping clean as necessary.

  • Ensuring occupants store items appropriately so they are not left in public view.

  • Maintaining fittings such as hinges, catches, door handles and taps in common areas.

  • Ensuring that contractors work is completed satisfactorily before approval is given for payment.

  • Rendering pest control services as necessary throughout all common areas.

  • Holding copies of building guarantee documents on site.

  • Management of building refuse system.

  • Regular review of service contracts and associated recommendations to the Body Corporate committee.

  • Management of employees/contractors of the Body Corporate.

  • Promptly carrying out and complying with all reasonable and lawful directions of the Body Corporate for the better management, administration, control or security of the property.


LONG TERM MAINTENANCE PLAN
 

  • Proactive management of the properties long term maintenance plan.
