NZ Building Management Limited (NZBM) has evolved from DJD Limited which was established in 2004 by David Davies as a building management company specialising in residential and commercial strata title properties in the Auckland region. NZBM formed in 2017 when Jamie Davies joined the team to create a family run business.

Our company’s management experience, diligence and professional service, ensure that all buildings we service are proactively managed on a friendly face to face basis, with a high standard of maintenance, cleanliness, and the fostering of good relationships with both residents and owners at all times. Our main Strengths are our personalised service, hands-on day to day management style and our desire to exceed our client expectations.


We further recognise that the potential health and safety liability for all Bodies Corporate is now significant under the Health and Safety at Work Act 2015. Our building management processes and contractor management systems have been designed to mitigate any such risks to the Bodies Corporate.

A key component of our service offering of new builds is the building hand-over to purchasers and the associated occupancy of the buildings. NZBM has significant experience with developments of this nature and has the systems and processes in place to ensure that residents receive a comprehensive building manual; are warmly welcomed to the building, and a structured move-in policy is in place to ensure any potential damage to the common areas are minimised.

Body Corporate communities require specialist knowledge and a hands-on customer approach to ensure that the value of the Body Corporate is enhanced. NZBM has extensive experience with Body Corporate developments and has the systems and processes in place to ensure each property is maintained and presented to a high standard, and that a quality community is enabled to thrive.

HISTORY:

Jamie Davies leads the team at NZBM. Jamie has significant practical experience in Body Corporate building management and is actively involved in managing the diverse Body Corporate portfolio, comprising both residential and commercial properties under management.
 

EXPERIENCE:

Our Building management team are all drawn from the trades and service industry so we can take care of a multitude of tasks without the need to call in contractors. We also ensure the right trade is used for the right job and can offer insights to contractors with our detailed understanding of a buildings common services. This helps reduce labour costs from contractors as we can identify issues prior to a contractor being engaged.
 

SPECIALIST TEAM:

NZBM currently employees three full time building managers, a small team of outstanding cleaners, who are supported by an office manager and administration support team. Our building managers are drawn from people with building trade backgrounds, providing us with specialist knowledge of buildings and their associated systems. We are currently in the process of recruiting another full-time building manager to complement our team as we develop and grow.
 

PRO-ACTIVE APPROACH:

At NZBM our building managers take a hands-on approach to maintenance and tenant issues as they arise. Experience has taught us, that a quick resolution to issues creates a better living environment for all involved.
 

BM SYSTEMS:

NZBM recognise that technology is an essential tool in our ability to deliver quality outcomes for our clients. Consequently our staff have a high level of computer skills and our associated reporting and documentation is undertaken to a professional standard. We are experienced in operating a diverse range of security access systems and CCTV. This ability has become paramount in recent years with the marked increase in crime post Covid. The building management systems that we utilise play a large roll in maintaining a high level of security, in several buildings we have remote monitoring of door access events that we can link directly to security guards and notification to management if anything untoward is identified.
 

INDUSTRY EXPERIENCE:

Our close working relationship with a number of different contractors and service providers ensures that we are always able to obtain competitive quotations for the Body Corporate and demand a high level of service from these providers. Our experience and knowledge of buildings and associated systems, enables us to provide quality advice to Body Corporate committees and owners on building issues as they arise.
 

HIGH STANDARDS:

NZBM maintains exceedingly high operating/ cleaning standards within the buildings under our management. As such, we believe in ensuring the communal areas are cleaned and maintained to a very high standard, complaints are dealt with swiftly and resolved by whatever means necessary to maintain a quality living environment. We also find direct contact with tenants on a regular basis also helps to achieve a more comfortable working relationship.
 

ON-DEMAND:

Due to the nature of large residential communities, we know that events outside of the normal day operations can occur. Consequently, our team are available to all buildings under our management 24 hours, seven days a week, for any case of emergency.

NZBM understands that our greatest contribution is assisting in achieving the goals that owners have for their respective properties. We therefore work very closely with our clients, to ensure that our service delivery is catered for their specific building requirements.

I have been a member of the Body Corporate Committee for the Citizen Apartments since the building was completed. Jamie Davies has been the property manager from day one.
